Is softwashing safer than pressure washing for render?

In many cases, yes. With softwashing the treatment does the heavy lifting rather than the pressure, which means there's far less risk of wand marks, etching or loosened finishes on render and pebble dash. High-pressure washing can clean the surface but it doesn't kill what's causing the growth, so regrowth tends to come back faster than most people expect.

Can you treat moss and lichen as well as algae?

Yes. Moss and lichen both respond well to biocide treatment, though lichen takes longer because it bonds into the surface rather than just sitting on top. A pressure washer alone removes what's visible without killing the root structure, so regrowth happens quickly. The biocide works on the organism itself — which is why the results last longer.

What exterior surfaces can you softwash?

Render, pebble dash, dry dash, K-Rend, painted masonry, blockwork, entrance walls, boundary walls, gate pillars, paths and most other exterior finishes — including coloured and polymer renders that would be at risk from a pressure washer. If a surface is fragile or heavily weathered, we'll tell you what we'd recommend before starting.

What treatment do you use?

We use a professional oxidising biocide blend incorporating an aqueous hypochlorite solution, surfactants and surface-active agents. The specific dilution and application method is adjusted for the surface type, the extent of the growth, and anything nearby that needs protecting — garden planting, painted surfaces, drainage and so on.

What causes red staining on render in Wexford?

Red or orange staining on render is almost always caused by a red algae called Trentepohlia — not rust or mineral bleed. It thrives in the damp, mild climate of coastal and rural County Wexford, particularly on north-facing or shaded walls. Softwashing with a targeted biocide is the most effective way to remove it without damaging the render surface.

Is softwashing suitable for K-Rend and coloured render?

In most cases, yes. K-Rend and similar polymer renders can be sensitive to aggressive pressure washing, which risks etching or discolouring the finish. Softwashing applies the biocide at low pressure so the treatment does the work rather than the water force, making it a safer option for coloured and textured renders.

Is the treatment safe for garden plants and pets?

We take precautions before every job — covering or rinsing down surrounding planting, protecting painted surfaces and drainage points before treatment begins. If you have specific concerns about plants, new planting or pets, mention it when you enquire and we'll advise on any additional steps needed.

Do I need to treat algae before painting my house exterior?

Yes — painting over active algae or mould is one of the most common reasons exterior paint fails early. The growth continues underneath and lifts the paint from the surface. Treating with a biocide softwash before painting removes the organism at the root and gives the new coat a clean, stable surface to bond to.
