Terms and Conditions

Important: By providing verbal or written approval for ÉireShine to commence work, or by paying any deposit or invoice (including through ÉireShine's Stripe invoicing system), you confirm that the property and all working areas are suitable, stable and structurally sound for the agreed service, and you accept these Terms and Conditions in full, except where you have disclosed issues in writing in advance (see Section 3).

1. Scope of Services

ÉireShine provides exterior cleaning services across County Wexford, which may include (but are not limited to): pure water window cleaning, gutter clearing and rinsing, fascia/soffit cleaning, roof cleaning, solar panel cleaning, softwashing of renders/exteriors, and exterior surface cleaning such as patios, paths and driveways.

Methods may include pure water systems, soft-bristled brushing, low-pressure rinsing, softwash application, and (where agreed) controlled pressure washing on suitable surfaces. Some deposits (e.g. paint, adhesives, heavy mineral staining, oxidation) may not be fully removable without specialist restoration, and results can vary depending on surface condition and contamination. Certain chemical treatments may involve chlorine-based solutions or other cleaning agents which, if carried by wind, runoff or overspray beyond the immediate treatment area, may affect nearby vehicles, fabrics, clothing, painted items, metals, plants or other sensitive surfaces.

2. Access, Utilities and Site Safety

  • You agree to provide clear, safe access to all agreed work areas, including unlocking gates and confirming access codes where applicable.
  • Where required, you agree to provide a suitable outdoor water supply. We may also require space to safely position equipment.
  • Pets must be secured and kept away from the working area for safety.
  • You must remove or protect any clothing, laundry, vehicles, outdoor furniture, soft furnishings, ornaments, covers, toys, pet items, or other movable belongings from or near the treatment area before work begins.
  • Where soft washing or chemical treatment is being carried out, you must identify any delicate plants, ponds, painted finishes, fabrics, metals, or other sensitive surrounding items in advance so reasonable precautions can be taken.
  • You must inform us of hazards such as slippery/uneven ground, fragile paving, loose gravel, soft ground, unstable walls, overhead cables, or restricted access.
  • If a site is deemed unsafe, ÉireShine may refuse, pause, or modify service. Where work cannot proceed due to unsafe conditions or access issues, this may be treated as a late cancellation (see Section 8).
  • Where full access to all elevations of the property (including rear or side access) is required to safely and completely carry out the agreed service, this must be confirmed and made available in advance of the appointment. ÉireShine may decline, partially complete, or reschedule the appointment where required access is not provided, and this may be treated as a late cancellation (see Section 8).

3. Your Property Condition Responsibilities (Critical)

By booking, requesting, or approving work to commence, you confirm that the relevant parts of the property are in reasonable condition, and that surfaces, fixtures, and access areas are suitable for the agreed service.

If anything is not 100% stable, secure, watertight, or suitable to be worked on, you must notify ÉireShine in writing before the appointment so we can assess and take appropriate precautions (or exclude that area). This includes (but is not limited to):

  • Loose/missing roof tiles, cracked slates, fragile ridge caps, degraded pointing, loose flashing, or any known roof leaks.
  • Unstable ladders points, fragile ground, unsafe slopes, soft lawns, weak decking, or brittle paths/paving.
  • Failing window seals, cracked panes, poorly fitted frames, loose vents, open windows, or known water-ingress issues (including skylights/Velux).
  • Original, period, or single-pane glazing (including glass showing visible waviness or distortion, a sign of age), leaded or wired glass, or any known existing cracks, chips, or historic repairs to glazing — see Section 12 for full terms on heritage properties.
  • Cracked/loose render, hollow spots, failing paintwork, weak mortar joints, spalling brick, or previously repaired areas.
  • Solar panel faults, loose brackets, damaged cabling/conduit, known inverter issues, or manufacturer warranty requirements/limitations.
  • Any area, item, surface, vehicle, clothing, fabric, or surrounding property feature that may be sensitive to chemical contact, overspray, runoff, bleaching, spotting, or drift caused by weather conditions or site exposure.
  • Any “delicate” or non-standard surfaces that could be affected by water, detergents, or rinsing.

If you do not disclose known issues in writing, you accept that ÉireShine will proceed on the understanding that the property is suitable and sound for the agreed service.

4. Roof & Solar Panel Work

Roofs and solar arrays are inherently higher-risk environments. Where roof/solar services are agreed, you acknowledge:

  • We may clean from ground level, ladder access, or other safe access methods depending on conditions and risk.
  • We do not guarantee that roof cleaning will prevent future moss growth or leaks; results depend on roof condition, shade, weather, and roof age.
  • Where biocidal roof treatment is agreed, visible improvement is typically gradual and may continue to build for several weeks, often peaking at around 3 months depending on weather, temperature, shading, and the level of existing growth.
  • Solar panels are cleaned using pure water methods unless otherwise agreed in writing. ÉireShine does not service, test, repair, dismantle, inspect internally, or warrant the condition or performance of any solar system.
  • Solar panel performance gains cannot be guaranteed; outcomes vary based on soiling type, panel age, and system condition.
  • We are not liable for faults, leaks, failures, breakage, reduced performance, or other issues arising from pre-existing defects, failed seals, poor installation, age-related deterioration, lack of servicing, hidden weaknesses, manufacturer restrictions, or unmaintained panel systems.
  • Some manufacturers have specific warranty/maintenance requirements; it is your responsibility to confirm warranty terms before instructing any cleaning.

5. Patios, Driveways, Paths & Exterior Hard Surfaces

  • Cleaning may reveal pre-existing damage (cracks, subsidence, weak joints, loose blocks, worn sealant) previously masked by dirt, algae or staining.
  • Older concrete, tarmac, jointing sand, or sealed surfaces can be sensitive; we may refuse high pressure where it could cause damage.
  • Oil, rust and deep staining may not be fully removable without specialist treatment.

6. Liability Disclaimer (Pre-Existing Conditions)

ÉireShine takes care to work safely and professionally. However, we cannot accept liability for issues arising from pre-existing faults or deterioration, including:

  • Defective/failing seals, flaking paint, rotten timber, brittle frames, warped sashes, or latent defects in glass and fittings.
  • Water ingress/overspray caused by failing seals, cracked panes, poor installation, open vents/windows, or degraded skylight/Velux frames.
  • Condensation/fogging in double-glazed units due to latent seal failure revealed or aggravated during routine cleaning.
  • Render/paint/mortar failure due to age, hollow spots, poor adhesion, prior patching, or existing structural movement.
  • Surface damage where the material was already weak/unsuitable for the chosen method (unless you disclosed it in writing and we expressly agreed a safe approach).
  • Effects arising from wind, airflow, runoff, overspray, or normal chemical drift during agreed soft wash or treatment services, including bleaching, marking, spotting, or stress to clothing, vehicles, fabrics, plants, painted items, metals, or other surrounding surfaces that were not removed, covered, disclosed, or protected in advance.

Normal water runoff, wet surfaces, and a degree of overspray or drift may occur during exterior cleaning and soft wash treatments. Customers are responsible for taking reasonable precautions to remove, protect, or disclose any nearby items or sensitive surfaces before service, and to monitor treated areas post-service.

Original and period glazing. Damage arising from age-related stress, latent defects, or historic deterioration in original or period glass is addressed specifically in Section 12 (Heritage & Architecturally Sensitive Properties), which forms part of, and is incorporated into, this Liability Disclaimer.

7. Acceptance of Terms (Verbal, Written, or Payment)

These Terms apply, and are treated as fully accepted by you, when you (a) make a booking, (b) request work, (c) approve a quote, (d) provide verbal or written permission for ÉireShine to commence work, or (e) make any payment to ÉireShine — including a deposit, part-payment, or invoice payment — whether paid by card, bank transfer, or through ÉireShine's Stripe invoicing system.

Payment as acceptance. Where a deposit or invoice is issued and paid through Stripe, payment of that deposit or invoice constitutes your full and binding acceptance of these Terms and Conditions as they stand at the time of payment, whether or not a separate signature, tick-box, or written confirmation is provided at the point of payment. Every ÉireShine invoice and deposit request will reference these Terms and provide a link to this page; it is your responsibility to review them before paying. If you do not agree to these Terms, you must not pay the deposit or invoice, and should contact ÉireShine before doing so.

Approval to commence work, however given, is treated as confirmation that the property is suitable and sound for the agreed service, except where you have disclosed issues in writing beforehand (Section 3). The version of these Terms in effect at the time of payment or approval applies, and the latest version is always available at https://www.eireshine.ie/terms-and-conditions.html. Nothing in these Terms affects your statutory rights.

8. Cancellations, Rescheduling & Access Failures

We require at least 24 hours’ notice to cancel or reschedule an appointment. Cancellations with less than 24 hours’ notice may be subject to a fee. Appointments missed due to inaccessible areas, locked gates, blocked access, aggressive pets, or absence of the client (where required) may be treated as late cancellations.

9. Recurring Services & Subscriptions (Signature Round)

Where a customer joins a recurring service (e.g. the ÉireShine Signature Round) on a 6, 8, or 12-week rotation, the following applies:

  • The agreement requires a minimum commitment of three (3) cleans, including the initial clean, counted from the date of the first completed clean.
  • Payment is automatically charged 7–10 days before each scheduled visit using the payment method provided.
  • The Signature Round is priced below our standard one-off rate for the same property in return for the minimum commitment. If the customer cancels before three cleans have been completed, that discount has not been earned, and ÉireShine may charge the difference between the Signature Round rate and our standard one-off rate for the cleans already carried out. This amount will never be more than the discount actually received, and no charge is made for cleans that have not been carried out.
  • Cancelling or rescheduling a single visit within a recurring plan is separate from cancelling the plan itself; the 24-hour notice period in Section 8 applies to individual visits, not to exiting the recurring agreement.

Payment Failures. If a scheduled payment is declined, ÉireShine will attempt to process payment up to three (3) times for that visit. If payment remains unsuccessful after three attempts, ÉireShine may treat this as a breach of the recurring agreement and may suspend or terminate the service. Any sum already due for cleans already carried out remains payable, together with any amount arising under the discount adjustment described above. No charge is made for cleans that have not been carried out.

Price Changes. ÉireShine reserves the right to adjust recurring pricing. Where a price increase applies to an existing recurring agreement, ÉireShine will give at least 30 days' written notice (by email) before the new price takes effect. If a price increase takes effect during the customer's minimum-term period (the first three cleanings), the customer may cancel the agreement without an early cancellation fee, provided they notify ÉireShine before the new price takes effect.

10. Weather & Force Majeure

We may reschedule or cancel in adverse conditions (high winds, heavy rain, frost/ice, lightning risk, unsafe access). We will make reasonable efforts to notify you and rearrange within a suitable timeframe.

11. Reporting & Remedy

If you have concerns about the service, please notify ÉireShine within 48 hours of completion by email to info@eireshine.ie. Where appropriate, we will arrange a re-clean at no additional charge.

12. Heritage & Architecturally Sensitive Properties

Period and heritage properties may contain original or early glazing, historic putty and glazing bars, leaded or wired glass, aged sealants, and fragile finishes that pre-date modern building standards.

Original single-pane glass — often identifiable by visible waviness or distortion in the glass — is typically decades or centuries old, was manufactured without modern tempering or lamination, and may already carry internal stress, edge chips, historic repairs, degraded putty, or hairline fractures that are not visible on a routine inspection.

Clients acknowledge that glass, timber sashes, and glazing bars of this age can be affected by ordinary environmental factors (thermal cycling, wind loading, structural settlement, historic movement in the building fabric) independently of any service performed by ÉireShine. Correctly performed cleaning — using appropriate tools, reach-controlled methods, and reasonable care matched to the surface — can still be sufficient to trigger micro-fracturing, propagation of an existing crack, dislodging of failing putty, or spontaneous failure in glazing already compromised by age or pre-existing stress. This is a recognised characteristic of aged glazing and is not, by itself, evidence of careless work.

ÉireShine will take all reasonable precautions appropriate to the property's age and condition, but cannot accept liability for cracking, fracturing, chipping, putty failure, or other damage to original/period glazing, sashes, or glazing bars arising from age, pre-existing stress, historic repair, or latent defects, unless caused by proven negligence on ÉireShine's part.

Where a property contains identifiable original or period glazing, ÉireShine reserves the right, as standard practice, to:

  • Photograph affected glazing and surrounding features before work begins, to document pre-existing condition for both parties' protection;
  • Require written or payment-based acknowledgment from the customer (see Section 7) before work commences on those areas; and
  • Exclude specific panes, features, or areas from the service at its discretion where risk is judged too high.

Any known cracks, chips, historic repairs, or areas of concern should be disclosed by the customer in writing before the appointment (see Section 3). Where such issues are visible to ÉireShine but were not disclosed by the customer in advance, ÉireShine will note their existence prior to starting work; this does not transfer liability to ÉireShine for any pre-existing condition. Certain other heritage features (e.g. stained glass, decorative entrance doors, fragile trims) may also be excluded from the service unless explicitly agreed in writing.

13. Referral Promotion Terms (Facebook) (If Applicable)

If you participate in an ÉireShine referral promotion, the promotion-specific terms shown on the referral page (and any associated confirmation messages) apply in addition to these Terms.

14. Free Photo Tools (Roof Check and Render Check)

ÉireShine provides free online tools that examine a photograph you send of your roof or exterior walls and describe the biological growth visible in that photograph. These tools are provided as a convenience and for general information only. Using them does not create a contract for services, and nothing in a result is a quotation, an offer, or a commitment by ÉireShine to carry out any work.

What the tools do and do not do. The tools describe what appears to be growing on the surface shown in a single photograph. They do not recommend, prescribe or endorse any treatment, product, chemical, method or course of action, and they must not be relied upon as if they did. They are not a survey, an inspection, a structural assessment, or professional advice of any kind.

  • They can be wrong. Identification is made by automated software from one photograph, without sight of the property. It may misidentify what is present, miss growth that is there, or report growth that is not. Results are indicative only.
  • They see only part of the picture. Roof pitch, valleys, flashings, run-off, substrate condition, render type, previous coatings, structural movement and access all affect what is appropriate at a given property, and none of them can be judged from a photograph.
  • They do not assess condition or risk. Nothing in a result should be taken as a statement that a property is sound, unsound, safe, unsafe, damaged, or in need of any particular work.

Acting on a result is your decision. If you choose to carry out work yourself, or to instruct another party to do so, on the basis of anything shown by these tools, you do so entirely at your own risk and on your own judgement. To the fullest extent permitted by law, ÉireShine accepts no liability for any loss, damage, injury or cost arising from reliance on a result, including damage to roof coverings, render, paintwork, glazing, planting or property, however caused. Cleaning products and biocides carry their own hazards, and it is your responsibility to follow the manufacturer's instructions and any applicable safety requirements.

Photographs and use. Photographs you send are handled as described in our Privacy Policy, Section 7. By using a tool you confirm you are entitled to send the photograph, and that it does not show people, vehicle registrations, house numbers or anything else identifying a person or address. The tools are provided free of charge, without warranty of any kind, and may be limited, changed or withdrawn at any time. Automated, bulk or commercial use is not permitted.

15. Governing Law

These Terms and Conditions are governed by the laws of the Republic of Ireland. Any disputes will be subject to the exclusive jurisdiction of Irish courts.
