Render Cleaning & Red Algae Removal in Barntown, Co. Wexford

Larger detached houses and one-off builds mean sizeable render areas, and more wall to cover costs more to do. Here is where it starts, what moves it, and why the figure is not simply area times a rate.

You will know before we arriveBarntown is mostly detached houses with a lot of wall on them. Rather than quote a small-house figure and revise it on the day, we would sooner you saw where the real range starts now.
And the number holdsWhat we quote from your photographs is what we expect to charge. If anything changes it, we tell you first and you agree it before we start.

Where softwash pricing begins.

The entry point for each kind of job, so nobody has to ring around guessing.

Treat every figure here as a floor rather than a quote. The substrate is what moves it — smooth render, dry dash, K-Rend and painted blockwork each need a different approach and a different amount of time — along with the area involved, how established the growth is and how we reach it. Your own number comes from a photograph, and it is the only figure worth planning around.

Why one wall prices differently from another.

Open each of these, and together they cover almost the whole spread.

The substrate

What is actually on the wall. Textured finishes shelter growth in a way flat ones do not, polymer renders want the gentlest handling of the lot, and painted masonry is priced around protecting the coat. We pick the method to suit the finish, and the method is what sets the hours.

Depth, not area

It is not how much of the wall is green that matters, but how deep the growth has gone. A film across a whole gable can be quicker work than a deeply established band along one shaded corner.

Reach, and the rest of the job

Whether everything can be worked from ground level, and what else you want doing while we are there. A wall added to a roof or gutter visit costs a fraction of the same wall booked on its own.

How we arrive at your figure.

From photographs of your own walls, not from a rate per square metre.

1. Photos and an Eircode

Front and rear photographs plus your Eircode. From those we read the finish, the area, the elevations involved and how far the growth has gone.

2. We work out the job

Then the honest part — whether it needs the full house or one bad gable. On a big house that distinction is worth a great deal, and plenty of them need less than the owner assumed.

3. You get one number

One figure, what it covers, and how long we will be on site. It holds unless you add something to the job yourself.

Before you spend anything.

Two things worth a minute of your time first.

Guide

Comparing two quotes that are miles apart?

On a large render area that gap is usually about method rather than greed. The guide sets out what a fair quote should cover so you can tell which is which.

Free check

Does the whole house need doing?

The Render Check walks you through assessing each elevation from the ground. On a big house it often turns out that one side needs treating and the rest can wait.

We cover Barntown along with Glynn, Murrintown and Taghmon, through the one-off builds and larger houses either side of the road.

Where the money goes furthest.

On a house this size the set-up is a real share of the cost, so anything added to the same visit is a fraction of what a separate call would be.

Ask about a combined price

Questions about the price.

The first thing anybody asks, and fairly.

How do I compare quotes if nobody prices per metre?

Compare what is being done rather than what it costs per metre. Ask each company whether they are washing the surface or treating the organism, and what they do about the ground below. Those two answers explain most gaps between quotes.

Why would two similar houses price differently?

Substrate, depth of growth and access, in that order. Textured finishes hold growth in a way flat ones do not, five years of colony takes longer than one season of film, and a wall reachable from the ground costs less than one that is not.

What do you need to quote a softwash?

Your Eircode and a photograph or two of the walls in question. From those we can see the finish, the extent of the growth and roughly how much surface there is, and that is enough for a real figure rather than a starting point.

What if something gets damaged?

You are covered. We are fully insured, the paperwork is there to see before any work starts, and anything we damage is dealt with through that cover rather than argued about on the day.

What you are paying for.

The method, what goes on the wall, and why treating outlasts washing, set out in full on the main softwashing page.
