What we are spraying

The substrate decides everything downstream. Dash and textured finishes hold growth deep in the texture; K-Rend and painted walls need the lightest possible touch. That is the reason a per-square-metre rate would be misleading rather than helpful.

How long it has been left

Early on, the growth comes off with one treatment. After years of it, you need a longer dwell time and sometimes a second application, and that is most of the difference between a low figure and a high one.

How much there is, how we reach it, and what else is booked

Total surface area, whether it is all workable from the ground, and whether anything else is booked for the same visit. Jobs that share a set-up share the cost of it.

2. We look at the access

Then access, and this is where a country house often gains. Room to set up and reach everything from the ground takes real money off a quote, and we will say when that applies.

3. You get your number

One figure, what it includes and roughly how long we will be there. If anything on site would change it, we tell you before we carry on.

The first thing anyone wants to know, and rightly.

Can you price it without coming out?

In most cases yes. Photographs show us the substrate and the state of it, which is the bulk of what a softwash quote turns on. Anything we cannot see from them we ask about rather than guess at.

Why don't you price per square metre?

Because the metre is not the thing that varies. The same area of smooth render, pebble dash and K-Rend are three different jobs with three different dwell times, and the depth of growth changes it again. A rate per metre would look precise and be misleading.

Is my wall too far gone?

Very rarely. What stops a job is failing render or lifting paint rather than heavy growth — growth we can deal with. If yours is one of the exceptions you will be told plainly.

What is the best order to do things in?

Top down, always. Roof, then gutters, then walls, then the ground. Anything else means cleaning something twice, and we would rather not charge you for that.
