These are starting points, not prices you will be charged. What a softwash actually comes to depends on the substrate — smooth render, pebble dash, K-Rend and painted masonry all behave differently — how much surface there is, how far the growth has gone, and how we get to it. Two houses on the same road can sit a long way apart on those grounds alone. Send a photograph and you get a real figure for your own walls rather than a number off a list.

What moves a softwash quote.

Three things, and between them they explain nearly every gap between two prices.

What the surface is

Substrate first, always. Smooth render, pebble dash, K-Rend and painted masonry each take a different dilution and a different pace, and dash in particular holds growth in a way smooth render never does. This is why we do not price by the square metre, since the metre is not the thing that varies.

How established it is

A light film that has been there a season is a different job from a colony that has been thickening for five years. The deeper it has gone, the longer it has to dwell, and the longer we are at the house.

Area, access and what else is booked

How much wall there is, whether we can reach it from the ground, and whether the gutters, the roof or the driveway are going on the same visit. Everything sharing the trip shares the getting-ready, which shows in the total.

1. A photo arrives

Send a picture of the elevation and your Eircode. From that we see the finish, how much surface there is and how far the growth has gone.

2. We read the substrate

What the wall is made of decides how we treat it and how long it takes. In town this often lands lighter than expected, because a good share of what people see is road film sitting on top rather than growth bedded in.

3. One figure goes back

Back comes one figure with what it covers and how long we will be there. Nothing gets added afterwards unless you ask us to, so you know the figure before we start.

Do you charge for a quote?

No. Send the photographs and you get a figure, along with an honest view on whether the job needs doing at all this year.

Can you not just give me a rate?

We could, and it would be misleading. The same area of smooth render and of pebble dash are different amounts of work, and a light film and an established colony are different again. A rate would look precise and be wrong.

Why is my quote higher than my neighbour's?

Almost always substrate or depth. A textured finish is more work than a smooth one of the same area, and five years of established colony is more work than one season of film. Access accounts for most of the rest.

Is there a discount for doing several?

Not a discount as such — a cost that stops repeating. Every visit carries the same getting-there and getting-ready before any cleaning starts, and combining jobs means paying for that once rather than three times.
