Around here a roof is being seeded from above as well as growing from within. Trees and hedgerow drop onto it constantly, and farmland damp holds what lands there. That is why a clean here can look short-lived. It is also why the right job lasts.
Only the top of these three ever comes off with water. The two beneath it are the ones that decide how soon you are looking at it again.

The roof comes up well and stays that way for a while. With branches dropping onto it and farmland damp keeping the tile wet, though, the spores and rooting still in the surface get going again fast, and the leaf fall gives them something to grow in.
Growth off by hand first, then a biocide left to work its way into the surface layer. What lands on the roof afterwards has nothing established to join, so it washes on through instead of taking hold.
And the one small thing that makes it last longer still.

One day covers the great majority of houses. Deep moss stretches it, treatment on its own shortens it. Either way you get an honest window rather than an optimistic one, and we work to it.
The products on the shelf are weaker dilutions of the same idea, and on a light film they can do a reasonable job from the ground. They fall down on depth, because they do not stay on long enough to reach what is rooted in the surface. On a lightly marked roof, though, it is a fair thing to try first.
Both get looked at while we are up there, because that is where a lot of roof trouble starts. We are not roofers and we do not pretend to be, but if something looks like it wants attention you will hear about it early rather than late.
