Sitting on the surfaceMoss cushions, leaf mould and the green film that builds under anything overhanging. This is what washes away, and what makes a roof look finished on the day.
Held in the grainTile and slate are rougher than they look, and spores settle into that texture. Water runs across them without lifting them, which is how a washed roof restarts so quickly.
Rooted in the top layerMoss threads fine anchors sideways through the surface of the tile. That is the layer a biocide works into, and treating it is what turns months into years.
Two things are working against the roofWhat is already rooted in the tile, and what keeps arriving on top of it from the branches overhead. Deal with the first and leave the second, and you will be looking at it again sooner.

Growth off by hand first, then a biocide left to work its way into the surface layer. What lands on the roof afterwards has nothing established to join, so it washes on through instead of taking hold.

1. We look up as well as down

Tell us what was done before and when, and send a photo that shows what is overhanging the roof. Both matter, and the second one gets overlooked.

2. We treat what is rooted

Growth off by hand where it is thick, then biocide at low pressure matched to your tile and given proper time to work into the surface.

3. We clear and point things out

Gutters cleared of everything that came down, and we will point out any branch worth taking back. It is a ten-minute job for somebody and it adds a good while to the result.

Are the gutters included or is that extra?

Clearing out what the roof work itself puts into them is part of the job. A full gutter clean, where they were already packed before we came, is quoted separately, and it costs a fraction while we are already there.

How much of my day does this take up?

One day covers the great majority of houses. Deep moss stretches it, treatment on its own shortens it. Either way you get an honest window rather than an optimistic one, and we work to it.

What about the roof cleaners you can buy yourself?

The products on the shelf are weaker dilutions of the same idea, and on a light film they can do a reasonable job from the ground. They fall down on depth, because they do not stay on long enough to reach what is rooted in the surface. On a lightly marked roof, though, it is a fair thing to try first.

What about the chimney and the flashing?

Both get looked at while we are up there, because that is where a lot of roof trouble starts. We are not roofers and we do not pretend to be, but if something looks like it wants attention you will hear about it early rather than late.
