Area, pitch and material. Slate is handled more carefully than concrete and takes longer for it; a steep roof takes longer than a shallow one of the same size. None of that is guesswork. It is all visible in a photograph.
A light film and a deep moss bed are two different jobs, and only one of them starts with clearing by hand. Where a roof sits on that scale is the single biggest thing on the quote.
Working from the ground costs less than bringing equipment in. And anything else booked for the same visit — gutters, panels, render — rides on a set-up you have already paid for.
Three steps, and none of them involve a rate card.
Two photographs and an Eircode arrive. From those we read off the area, the pitch, whether the covering is concrete, clay or slate, and how deep the growth has actually gone.
Then we decide whether the roof needs clearing, treating, or the two together. In the town this often comes out lighter than you had feared, because traffic grime lifts far more readily than moss does.
Back comes a single figure with a note of what it includes and how long we will be at the house. Nothing gets added on unless you ask for it, and anything that would change the figure we raise with you first.
One check and one short read, neither of them costing you anything.
That gap almost always means the two are not describing the same piece of work. One is clearing, the other is clearing and treating. The guide sets out what should be in a fair quote so you can line them up properly.

Not usually. Photographs from the ground tell us most of what we need, and anything we cannot see from them we ask about. It saves you an appointment and gets you an answer quicker.
Most domestic roofs are a single day. Heavy moss adds time, because it comes off by hand before anything else happens, and a treatment-only job runs quicker. You get a realistic window when we quote rather than a best case, so you can plan the day around it.
Both, over time. Thick moss holds water against the covering, lifts at the edges of tiles and slates as it grows, and sheds into the gutters until they stop running. Once it is dealt with it stops being a problem, and stays that way for a good while.
The products on the shelf are weaker dilutions of the same idea, and on a light film they can do a reasonable job from the ground. They fall down on depth, because they do not stay on long enough to reach what is rooted in the surface. On a lightly marked roof, though, it is a fair thing to try first.
